Why this bites Gulf Coast property owners

How many accessible spaces does my lot need?

The 2010 ADA Standards set it by total count: 1 accessible space for lots up to 25 spaces, 2 for 26–50, 3 for 51–75, 4 for 76–100, and so on. At least one in every six accessible spaces must be van-accessible. We count and measure during the free quote.

What makes a space van-accessible?

A wider footprint — either an 11-foot stall with a 5-foot access aisle or an 8-foot stall with an 8-foot aisle — plus a 'van accessible' sign. Every lot needs at least one.

Is a painted symbol enough, or do I need signs?

You need signs. The standards require a vertical sign with the access symbol at each accessible space, mounted at least 60 inches to the bottom edge, so it stays visible when a car is parked. Paint alone doesn't comply — and paint is what our sun erases first.

My lot is old. Am I grandfathered in?

Mostly no. Title III expects barriers to be removed where it's 'readily achievable' — and re-striping is the textbook example of readily achievable. Any re-stripe, re-pave, or renovation is expected to bring parking up to current standards. The good news: on most lots that's a single visit.
